We hope we have provided a unique and comfortable atmosphere for your stay. Our goal is that this little spot in Texas has created a memorable event for you. Please leave the house and grounds in its original condition so that others may continue to enjoy a true Texas experience.
The mementos, artifacts, antiques, photos, and Texas memorabilia are of value to the family of the Lazy U Ranch. Do not wear the hats, touch the mementos and photos, or handle the guns, etc. Everything in the house has been documented via video camera and is inspected after each stay.
All artifacts found on ranch are exclusively property of the ranch.
Please keep in mind that this is a working ranch, and the owners are often working on the premises, and may drop in at any time. Grounds maintenance around lodge by ranch personnel starts at 10:30am week days only.
Note: Local Game Wardens frequent the property. If you are fishing in the river make sure you have a license, and be sure to have proper lifejackets for boats! www.tpwd.state.tx.us

No Pets, Smoking In Houses, Burning Of Candles, Campfires, Or Fireworks.
Misuse of property, bringing pets, or exceeding the maximum occupancy 1 will cause loss of booking, forfeiture of rent and damage deposit. The cost to repair or replace 2 any missing, burned, broken, or damaged items will be deducted from your security deposit. Note: Any major damages will be billed to the person booking the house. NO smoking is allowed in the house. If ashes are found or smoke is smelled in the house, a portion of your deposit may be deducted. Smoking is allowed outside only, and sand-filled pots must be used for cigarette butts. Do NOT dispose of cigarette butts on the grounds or wood decking.
1 Large Parties, Family Reunions, etc., May Be Scheduled Only With Prior Consent. However, If Parties Are Held Without Prior Approval Or The Maximum Occupancy Is Exceeded, An Additional Charge Will Be Incurred, Including a Full Forfeit Of Your Deposit.
2 If any item from a matching set is missing, broken, or damaged, guests may be charged for the entire set and/or total replacement cost.
The #1 Reason People Lose a Portion Of Their Deposit: Not Sweeping/Mopping Spilled Food Or Dirt. Not Taking All Trash Out!!!
Park in designated areas only. Use unloading area where designated, then move vehicle to parking area. Do not drive on lawn; septic tanks are buried there.
When away from house, please do not leave on lights, stereo, ceiling fans, or appliances.
Leave all outside doors closed at all times, even if you are gone only a little while! It takes only a moment for squirrels, raccoons, birds, rodents, etc., to enter the house. You are responsible for damages if this occurs.
In general, leave everything as you found it.
Before departure, wash and put away all used cookware. Please wipe spills from refrigerator and countertops. Do NOT leave food behind.
***Sweep the floor in kitchen and entry area and wipe or mop any spilled food!!! This will remove any bits of food that may attract bugs and critters! All cleaning supplies are located in closet in entry way. Not leaving the kitchen floor clean can result in partial loss of deposit!
Kitchen is fully furnished. Do not bring additional cooking items such as electric griddles, etc. Please use kitchen rags, dish sponge, or paper towels rather than hand towels to clean. The cost of replacing soiled linens will be deducted from your security deposit.
Automatic Coffee Pot: Do not add water! (Bring own coffee!) Place coffee filter in holder. (Use filters in cabinet above coffee pot only.) Put ten (10!) tablespoons in filter. Turn on coffee warmer. Switch to "on" position (red). When green light comes on, push "brew" switch. Coffee will automatically fill pot to proper level.
Note: Hot water knob can be used for tea, hot chocolate, etc.
Remember to turn off warmer!!!!
Bar-B-Queuing is only allowed at the designated area. The barbeque grill is to stay near the fire pit.
Please use a wire brush, or paper, or hand towels for cleaning grill, not household linens. The cost of replacing soiled linens or towels will be deducted from your security deposit.
When the coals and ashes are cooled down, empty into galvanized wash tub. Please leave a clean BBQ pit for the next quest.
You must provide own starter fluid, charcoal, and matches. Do not use any stacked firewood.
Bring your cell phones. There is no land line at the house.
Return clean furnishings to original location. Do not take any inside furnishings outside of lodge.
Take all bagged trash outside to red receptacle, keeping lid on tight. Leave clean trashcans inside with replacement bags. A fee will be deducted from your security deposit if any trash is found on the ranch, or not tied in bags!
Use mop, brooms, sweeper, rags or paper towels for cleaning up spills. Do not use wash cloths, kitchen towels, and / or bath towels. The cost of replacing the soiled linens will be deducted from your security deposit. All cleaning supplies are located in entryway closet. A professional cleaning company will be called in to clean any soiled carpets and / or furniture. All expenses will be deducted from your security deposit.
Before departure, place all used linens on the floor next to the washer/dryer located downstairs. Please include all sheets, bath towels, wash cloths, and kitchen rags.
Lazy U Ranch utilizes a maid service to sanitize bathrooms and kitchens and mop, etc., after your stay. However, a fee will be deducted from your deposit if you do not make an effort to leave the house clean! Be sure to sweep where necessary, especially in the kitchen! Also, wipe or MOP any spilled food.
Upon departure, remember to follow trash procedures, close all doors and windows, turn off or unplug all electrical items, turn off all inside and outside lights.
